MODLOGIQ, a frontrunner in Smart Off-Site Construction, has started the transportation and setup of over 200 modules for the Athens Medical Campus. Remarkably, this comes less than a year after the start of fabrication. Once finished, the facility will be North America’s largest permanent healthcare building created using off-site modular construction.
Trinity:NAC and Mark Molen Design are the architects, and Medical Innovations Development (MIND) developed the project for Memorial Health System. This four-story medical center, covering approximately 100,000 square feet, will open about 18 months ahead of what traditional construction methods would have allowed. This is crucial for providing prompt and efficient healthcare services to the community of Athens, Ohio.
Accelerated Timeline
Each module, averaging 51,000 pounds, is transported over a distance of 475 miles. A convoy of 32 specialized semi-tractors fitted with low-boy trailers is used for this purpose. Transportation commenced in the week starting October 2, 2023, and on-site installation began on October 16, 2023.
Joe Dattoli, the Vice President & General Manager of MODLOGIQ, states, “This sophisticated level of logistical orchestration is part of our SMART OFF-SITE CONSTRUCTION methodology that accelerates schedules.”
While the completed modules are being disassembled, weatherproofed, and loaded at the New Holland plant, truck drivers are on their way to Athens. Upon arrival, the modules are prepared for installation. At the same time, other teams are handling the modules already on site, placing them into their final positions using a 440-ton Super Reach crane.
Scott Cantley, President and CEO of Memorial Health System, expressed enthusiasm for the new facility: “We can’t wait for patients to experience the new facility and the care we provide, enabling them to stay closer to home.”
He emphasized that this innovative approach to construction accelerates the delivery of essential healthcare services to the community.

Final Installation Plans
“Installation is slated to finish within 30 business days, which includes the construction of a two-story pedestrian bridge connected to the on-site parking garage,” says Jeremy Czyzewski, MODLOGIQ’s Manager of Construction in New Holland.
Post-assembly, the team will commence with the installation of advanced imaging systems such as Nuclear Medicine, MRI, CT, X-Ray, and Sonogram. The utility rooms containing MEP, HVAC, fire suppression, and IT systems have already been completed at the plant. These will simply be integrated into the existing systems on-site.
The Athens Medical Campus is expected to start receiving patients by next Spring, well ahead of the January 2026 timeframe that traditional construction would likely have required.
