Affordable Housing Community, The Enclave at Canopy Park

FK Architecture, a Fugleberg Koch Company, is pleased to announce the start of construction on The Enclave at Canopy Park, a multimillion-dollar affordable housing community located at 4475 S. Rio Grande Avenue in Orlando. A ceremony to celebrate the groundbreaking took place on April 14 and featured representatives from FK Architecture, the developer Archway Partners, other project collaborators, financing partners, and community leaders in attendance. Orange County Mayor Jerry L. Demings delivered remarks as part of the groundbreaking.

The FK Architecture-designed The Enclave at Canopy Park entails three individual three-story, garden-style apartment buildings constructed on a 3.28-acre site at the southeast corner of 45th Street and Rio Grande Avenue. When completed, the development will offer 104 high-quality living units from 631 to 928 square feet, with interior design by FK Interiors. The Enclave at Canopy Park is a Green Building Certified Project, and the apartment homes feature energy-efficient appliances and low-flow plumbing fixtures. As part of a mission to foster a warm communal atmosphere, developer Archway Partners has collaborated with Orange County Arts & Cultural Affairs to commission original artwork for display in public areas within the community.

As average rents in the Orlando area top $2,000 per month, The Enclave at Canopy Park will provide more affordable housing options for individuals and families earning between 30% and 80% of the area median income. Residents will enjoy modern interior design finishes and community amenities, including a library and tech lab where they can attend workshops focused on employment assistance, financial management, and adult literacy. The community is located a short distance from a nearby library, restaurants, and other local businesses.

“The Enclave at Canopy Park provides affordable, modern apartments for residents to enjoy, while simultaneously building an important sense of community that truly makes everyone feel welcomed,” said Kimberly Hellekson, Managing Principal and Owner at FK Architecture. “This is our fourth affordable housing community with Archway Partners and three more are on the way as we continue to design thoughtful, inspired living spaces as the region and state grows.”

Hellekson attended the groundbreaking ceremony alongside FK Architecture Project Manager Jessica Wyatt and FK Interiors Designer Jesy Acosta. In addition to Archway Partners, FK Architecture’s collaborators on The Enclave at Canopy Park include Joseph, Lawrence & Co. Consulting Engineers for its structural, mechanical, electrical, and plumbing expertise, and civil engineer Kimley-Horn.
